Selling Your Home In A "Buyers" Market
- Is your home priced correctly? Pricing
is the number one issue affecting our market today. If your home is not
priced aggressively, today's savy buyers may not even take the time to
view the inside of your home. They are looking for correctly priced
homes in an otherwise over-inflated market.
- Is your home advertised properly? Studies
show that 80% of buyers are searching the Internet for information on
YOUR home before they make a phone call about a property. Most
buyers want to look at and get information on your home "hassle-free",
and that means the Internet over print ads.
- How easy is it to show your home? Are
you ready for the buyer who is sitting in front of your house and
whould like to see the inside right now? Your home must be ready to
show at a moments notice. Realtors are there so you don't have to be.
- Is your home neat, clean, and uncluttered? You
don't want to lose a buyer because your house was dirty. Make a
conscious effort to make the bed, clean the dishes in the sink, and
generally straighten up before leaving the house. You never know
when the next showing will be.
- Is the interior of your home well lit or is it dark? Many
buyers are looking for a light and bright home, not dark and dreary.
If you don't have an abundance of natural light, turn on your
lights before a showing.
- Does your home have good curb appeal (mowed lawn, landscaping, etc.)? If
your home doesn't look good from the outside, many buyers won't even
look inside. Curb appeal occurs when buyers see your house from
the street and like the exterior enough to warrant a tour of the
interior..

of these questions could indicate why your home isn't selling. The

- My office advertises listings on a full page in each issue of this
regional publication, which is distributed to all of the counties on
the Nature Coast.
- Citrus County Chronicle - My office advertises listings on Sunday in the Home Front pull-out section of the Chronicle.
- Virtual WalkThru
- I feature your home's best qualities by creating a virtual tour. A
link to the tour is provided on each Internet site your listing is
posted on, so that a buyer can gain interest in your home, even if they
are across the country or across the globe.
- Easy Communication with me -
I offer my direct line in all of my marketing. My direct line is
my cell phone. I leave my cell phone on 24 hours a day, 7 days a
week. I believe my business is like owning a store. If the
store is not open, a sale cannot be made. Therefore, if some one
is interested in a property I have listed, they will be able to contact
me right away.

After each showing of your home, if you want it. Some sellers
only want to know when an offer has been made. Your choice; just

- I have developed a good working relationship with many of Citrus

I place a Coldwell Banker yard sign in your front yard that has my

signs.
- Pre-Qualify All Potential Buyers
- I believe it is of the utmost importance to insure that a potential
buyer is pre-approved (preferably by a local lender) before a purchase
agreement is written on your home. If I am not the selling agent,
I always recommend that we get a pre-approval letter from a lender
before we take your home off the market.
- Negotiating the Best Possible Contract -
This is where the rubber meets the road. It doesn't matter how
good the marketing program is, or how many offers you get, if your
agent is not a good negotiator, not only will the best deal be made,
but often the house will not get sold.
- Following Through After an Accepted Contract -
This is another very important part of the real estate
transaction. There are literally dozens of things that can cause
a real estate transaction to fall apart. Experience in closing a
transaction can help circumvent many potential problems.
- Recommend Selling Agent Bonus - I recommend
a selling bonus if a contract is not negotiated within the first 30
days, or if there are a large number of active listings for sale in
your area and price range. I will exclude myself from this bonus
if I sell the property myself.
- Continual Market Analysis - Each month, I will prepare a new CMA on your property to make sure that we are priced correctly in the marketplace.
